Condo project review for associations and property managers.
Know what your association’s documents show, what needs attention, and what to prepare when a lender asks.
What is a condo project review?
A condo project review examines association documents against mortgage project eligibility requirements. Condo Consult focuses on Fannie Mae guidelines and gives boards written findings and practical next steps. Lenders make the financing decisions.
Four areas. One documented picture.
| Review area | What we examine |
|---|---|
| Budget & reserves | Adopted budget, reserve documentation and assessment information. |
| Master insurance | Policies, coverage terms, endorsements and deductible structure. |
| Project eligibility | Questionnaire, project conditions and relevant supporting records. |
| Governing documents | Declaration, bylaws and amendments relevant to project review. |
What your board receives
- A written project review report with supporting references.
- Items requiring attention, additional evidence or professional input.
- Prioritized next steps and a walkthrough of the findings.
What should you send first?
Start with the questionnaire, adopted budget, master insurance and governing documents. We identify additional records needed and confirm scope and timing. Our document checklist helps your manager prepare.
What does a review cost?
The initial review is $599, collected with the first year of annual consulting and lender support. The annual plan is $18 per unit, with a $900 minimum. A 50-unit association’s first-year total is $1,499. See the pricing calculator for your unit count.
What happens after the report?
The annual plan includes a scheduled document refresh, relevant guideline alerts and routine lender documentation support. Significant remediation, project approval pursuit and rush work are quoted separately. Your agreement defines service limits and renewal terms.
