Does Condo Consult approve a condominium?

No. Condo Consult provides document analysis and advisory support. The lender is responsible for its project review and financing decision.

What does “Fannie Mae approved” mean?

It can refer to a lender’s project certification or a Fannie Mae project approval. These are different statuses. A completed consulting report is neither, and a previous unit closing is not a continuing guarantee.

What should the association prepare?

Start with the adopted budget, reserve records, full master insurance documents, current questionnaire and governing documents. Gather inspection, repair, assessment or litigation records when relevant.

What if a lender identifies a concern?

Ask for the precise finding and the evidence needed to address it. The next step may be additional documentation or a project change. Our non-warrantable condo guide explains how to organize the response.

How Condo Consult helps

Our project review gives the association written findings and prioritized next steps. Annual support helps with routine lender documentation requests. Significant remediation and approval pursuit are separately scoped.
