For property managers

Stop re-answering the same lender questions.

Every sale and refinance in a condo building brings a lender questionnaire and a request for the budget, insurance and minutes. We keep one current project file for each association you manage and handle the routine questions.

What changes for your team

Fewer interruptions

Lender requests come to us for routine questions, so your team is not rebuilding the same answers per closing.

Early warnings

We tell you when a budget, policy or reserve study is about to cause a problem, so your team can plan its follow-up.

A board-ready report

Plain-language findings your board can act on, with prioritized next steps.

The routine

How it works

  1. We review each association once.

The $599 initial review gives you a baseline on budget, insurance, eligibility and documents.

  2. You send updates as documents renew.

New budget, new policy, new reserve study. We update the file and tell you if anything changed the picture.

  3. Lenders ask. We answer.

Routine lender questions about the project come to us, with your approval, and you get a copy.

Managing many associations?

Tell us how many and where. Portfolio arrangements are discussed by conversation, and the per-unit rate is the starting point.

FAQ

Questions managers ask

What does the annual plan include?
A yearly refresh of your documents, alerts when guidelines change, and routine lender support, meaning we answer lender questions about your project so your board or manager does not have to. Remediation work and rush requests are quoted separately.
Do you give legal advice?
No. We read your governing documents for provisions that matter to lenders, but questions about what your documents mean under state law belong with your association's attorney.
Are you a lender, and do you make lending decisions?
No. Condo Consult is a consulting firm. We do not originate, broker or fund mortgage loans, and we do not make lending or underwriting decisions. We analyze your project against published guidelines.
